Before you list your property, here are items you can do that get you the biggest ROI.
- De-clutter- remove 1/2 of the items in your house and keep only the larger items. You’re moving so start getting rid of or pack the smaller items now.
- Deep cleaning of the interior and exterior of the property. Hire professionals if necessary. If a home shows dirty buyers may think it isn’t well maintained.
- Power wash the exterior of the home, driveway, sidewalks. Remove oil stains from your driveway.
- Wash all interior and exterior windows, screens, and tracks.
- Trim hedges, bushes, and trees. Fertilize your lawn with a product that contains iron.
- Create curb appeal with fresh flowers and new doormats.
- Paint your front door and install new hardware if it’s within budget.
- Clean or paint the garage door.
- Tile all vinyl floors- bathrooms, entry, laundry rooms, and the kitchen.
- Refinish or paint old and worn cabinets.
- Add brushed nickel knobs, hardware, and hinges to modernize.
- Refinish tubs, shower surrounds, and sinks to bright white if they are chipped or a different color.
- Remove popcorn ceilings. Buyer’s brains instantly go to asbestos if they see popcorn ceilings regardless of when the home was built.
- Repaint baseboards bright white- sometimes all you need is painted baseboards and not the entire home. If rooms are different colors and paint is needed use a neutral color.
