Have you heard these commercials on the radio and tv talking about you needing, ‘title lock’ or ‘home lock’? The ones where they are touting they can protect your property from fraud?
We actually had a client reach out to us this week about the ad he heard on Hannity’s radio program. And wanted our opinion about it.
So, yes we’ve heard these ads too. And called our trusted title rep, Christopher Parker with Chicago Title, to ask about it.
When you buy a property you get title insurance, right? Why would you need to pay for a protection plan against title fraud on top of it? He said title insurance does protect you at the time of sale against any and all claims up to that time of sale. Allowing the new owner a free and clear title.
Chris said he’d check into it. What he discovered and said is the companies who are advertising title fraud protection are pretty much a scam unto themselves. Imagine that! In fact, The County of San Diego offers you Owner Alert. Which is a free real estate fraud notice service from the County of San Diego Assessor, Recorder, and County Clerk.
This Owner Alert system sends an immediate notification to subscribed property owners anytime a document is recorded with their office transferring title to your property or attempting any changes.
Bottom line? You do not have to pay for title fraud protection. Especially when you can get it free from SD County! It takes 5 minutes to enroll. Go to www.sdarcc.gov to register. All they need is your email, your name and/or variations, and your assessor’s parcel number. Or for many of you, parcel number(s), allow for up to 5. And for those of you who own property in other states. Check with the local county office where your property is located in. See if they offer the same free service.
BEACHFRONT MULTI-UNIT SKEW STATS
Now onto a bit of insight about the market report this month… When we look at the averages for 2-4 units in San Diego we can get some pretty skewed numbers. That’s because there are some really high-priced multi-units that sit on the beach here. And last month there were three that closed over $3.5M! Which throws off our figures. Especially when it comes to the price per door. The price per door with the high-end beachfront units closing is at $554,775. Excluding those three properties puts us more in line with what we’ve been seeing over the past few months. $458,725 per door.
